Short answer: a villa spa checklist for 2027 has 20 steps in four stages: decide the rooms, fix the services, build and test, then hand over. The two steps most often missed are drainage falls for the steam room or hammam and a ventilated plant space. Sauna Dekor Spa Solutions uses this list on villa projects in Dubai and Abu Dhabi.

The list follows the questions villa owners in Dubai and Abu Dhabi ask us before a project starts.

Villa spa checklist stage 1: which rooms should a villa spa include?

Start from how the family will use it, then pick 2 or 3 rooms. The most common villa set we build is a Finnish sauna with a cold plunge, then a steam room or hammam. Each room's floor area, door swing and service route goes on the plan before any finish is chosen.

Room Operating value Build time for homes
Finnish sauna 80–100 °C about 2 weeks for a single sauna
Infrared cabin 45–60 °C cabin air about 2 weeks
Steam room 40–50 °C at ~100 % RH depends on scope
Hammam 40–50 °C room air 3–8 weeks
Cold plunge water 2–15 °C depends on scope
  1. List users and how many at once.
  2. Choose 2 or 3 rooms and place them in one wet zone.
  3. Mark doors, showers and the route between rooms.
  4. Reserve 1 ventilated plant space.
  5. Decide finishes last: wood species, stone, tile, lighting.

Stage 2: which services must be fixed before the slab?

Drainage, power, water and air. A steam room and a hammam need floor drains and falls; a sauna needs a dedicated electrical circuit; a cold plunge needs a chiller with free air and a drain. All 4 services must reach the MEP drawings before structure is finished, or finished rooms get opened later.

  1. Drain positions and floor falls for steam room, hammam, showers and plunge.
  2. Electrical loads for heater, steam generator, chiller and lighting.
  3. Water supply points and pressure for steam generator and showers.
  4. Fresh air and exhaust for each heat room and the plant space.
  5. Structural check for marble, plunge water weight or roof installation.

Which approvals apply in Dubai and Abu Dhabi?

In Dubai, building works follow the Dubai Building Code (2021 edition) through Dubai Municipality, with power and water through DEWA. In Abu Dhabi, approvals go through the Department of Municipalities and Transport and power through TAQA Distribution. Allow at least 1 month for comments before shell works start.

  1. Submissions made by the villa's consultant with the spa contractor's technical details.
  2. Pool or plunge plans checked against Dubai Municipality HSD GU34 where it applies.

Stage 3: what must be tested before tiling?

Waterproofing, falls and the ceiling slope. Each wet room gets a flood test before the first tile or stone is fixed, and the ceiling of a steam room or hammam slopes so condensation runs to the walls. These 3 checks prevent the most expensive repairs we are asked to quote for.

  1. Waterproofing applied and flood-tested in every wet room.
  2. Ceiling slopes and vapour control checked.
  3. Equipment positions and service access confirmed on site.
  4. Sauna wood chosen: our primary woods are ayous, thermo-ayous, aspen, thermo-aspen, pine and thermo-pine.

Our home spa in Dubai guide and private villa spa page show typical room sizes.

Stage 4: what should handover include?

Commissioning, a walk-through for the family or house staff, and paperwork. Every heater, steam generator and chiller is run at its set point, controls are explained, and warranties, data sheets and maintenance intervals are handed over in writing. Plan 1 follow-up visit a few weeks after handover.

  1. Commissioning of each room at its operating value.
  2. Handover of controls, cleaning and maintenance instructions.
  3. Warranties in writing: ours are 24 months on workmanship, 24 months on equipment and 5 years on structure and waterproofing.
  4. Spare parts: for equipment we install, parts are held in stock in Istanbul.

How long does a villa spa take from decision to handover?

It depends on scope and on the main contractor's programme. A single sauna takes about 2 weeks from delivery; a home hammam 3–8 weeks; a full villa spa with steam room, hammam and plunge follows the villa's own programme and can run to several months. Approvals and marble lead times sit before site work.

What changes for a villa in Abu Dhabi?

Only the authorities and travel. The rooms, services and tests are the same as in Dubai; the utility is TAQA Distribution and the approvals follow Abu Dhabi's municipal route. We coordinate Abu Dhabi villa projects from our Dubai office in Latifa Tower (WTC); we do not have an office in Abu Dhabi. See our Abu Dhabi page.

Frequently asked questions

What is the most common villa spa mistake?

Leaving drainage and waterproofing to the end. A steam room or hammam without drains and falls on the MEP drawings usually means breaking a finished floor later, which costs more time than any other change.

Can a villa spa be added to an existing home?

Yes, if drains can be routed and the electrical supply has capacity for the heater and other equipment. We check both on the first site visit before proposing rooms or sizes.

Does a villa spa need a plant room?

A spa with a steam generator, plunge chiller or pool filtration needs a ventilated plant space with service access. A single sauna or infrared cabin usually needs only a dedicated electrical circuit.

Which wood suits a villa sauna?

We do not rank woods; we choose for the room. Our primary woods are ayous, thermo-ayous, aspen, thermo-aspen, pine and thermo-pine, and hemlock, red cedar or alder are available on request.

Do you build villa spas in Abu Dhabi?

Yes. Abu Dhabi projects are coordinated from our Dubai office in Latifa Tower (WTC) and installed by our own team. We do not have an office in Abu Dhabi.

Why does the list say 2027?

Because villa projects decided now open in 2027, and the approval and design steps above have to start months earlier. We review this checklist every quarter and update the date when a step changes.
