Steam room maintenance and service
The steam generator and the waterproofing behind the tiles decide how long a steam room lasts. Maintenance is built around both.
Steam room maintenance protects the steam generator, which collects limescale, and the waterproofing behind the tiles. We descale the generator, test the drain valve, level electrodes and safety devices, check the essence dosing line, and inspect grout and silicone joints before water reaches the substrate.

What we check in a steam room
Generator descaling
Boiling water leaves scale on the heating element. The cylinder is drained and descaled at an interval set by water hardness, more often in hard-water areas.
Drain valve, electrodes and safety devices
The automatic drain, level electrodes, safety thermostat and pressure relief are tested. A drain that does not open lets scale build up faster.
Essence dosing
The essence line must dose into the steam line, not into the generator cylinder. It is the first thing we check on rooms we take over.
Grout, silicone and waterproofing
Fine mosaic has a large joint area. Hairline cracks are re-grouted and failed silicone is renewed before water reaches the waterproofing boards behind the finish.
Drainage and ceiling
Standing water in the drain line is the usual cause of odour; the trap and line are cleaned. Dripping from the ceiling is checked against the ceiling slope and the ventilation rate.

Typical intervals for planning. The equipment manufacturer's manual and local regulations take precedence, and hotels and clubs with daily use need more frequent checks than a home.

Frequently asked questions
How often should a steam generator be descaled?
It depends on water hardness: in hard-water areas every few months, in soft water once a year. A water softener on the feed and a working automatic drain lengthen the interval.
Why does my steam room smell?
Usually water standing in the drain line or a dirty trap after the last session. Cleaning the trap and the line, and letting the room dry with the door open, normally removes it.
Why does the ceiling drip?
Condensate drips when the ceiling slope is too shallow or the ventilation rate has dropped. We check both before changing anything.
Do you service steam rooms you did not build?
Yes. The first visit is a condition survey; we report what we find and quote the work before doing it.
