What South Florida Does to a Spa That Nowhere Else Does

Two things govern a Miami wellness project that do not exist in our other markets: the way we are allowed to deliver here, and what year-round heat and humidity do to a recovery suite.

Supply and supervision — not a resident install crew

South Florida is covered from our Boston office at 66 Long Wharf. We are the manufacturer and the engineer: we supply the cabin, the plant and the full technical package, and installation is executed by your licensed local contractor working to our shop drawings, with our own engineers on site for set-out, supervision and commissioning. We do not employ a resident installation crew in North America and we do not hold a Florida contractor's licence. Everything electrical is specified UL- or ETL-listed, because a CE mark alone will not pass a US electrical inspection.

Which code your Florida project is actually inspected against

The governing document is the Florida Building Code, 8th Edition (2023), in force since 31 December 2023; the 9th Edition takes effect 31 December 2026, so a project running into 2027 should be checked against both. The High-Velocity Hurricane Zone that covers Miami-Dade and Broward is defined in the code itself, at FBC §202 and R202 — not in the statute, which is a common citation error.

On product approvals: Miami-Dade RER Product Control Notices of Acceptance cover building-envelope products. There is no NOA category for a sauna cabin, a steam room or a plunge tank — but the doors, glazing, roofing and fasteners around them do need one, and that is where an outdoor or rooftop wellness suite meets the requirement.

On water: Florida Statutes Chapter 515, the Preston de Ibern/McKenzie Merriam Residential Swimming Pool Safety Act, applies to residential pools deeper than 24 inches and sets the safety-feature options at §515.27. Whether a cold plunge falls inside that definition is genuinely unsettled — no Florida statute, rule or declaratory statement uses the term — and Florida has not adopted the ISPSC. We design plunges to the Chapter 515 safety provisions as a matter of course rather than argue the point with a plans examiner.

A cold plunge in Miami is a genuinely harder duty

ASHRAE's 0.4% summer design dry-bulb for Miami is 33.3 °C — lower than Dubai's 43.3 — but the design wet-bulb of 26.9 °C and the near-constant humidity are what actually drive the plant. Two consequences. A plunge held at 3–5 °C in that ambient runs its chiller far closer to continuous duty than the same pool in a temperate climate, so we size on run hours rather than on peak pull-down, and we allow for the condensation load on chilled surfaces and pipework. And an indoor sauna or steam suite next to a humid outdoor environment needs its vapour barrier and dehumidification designed as one system — in Miami the moisture is trying to get in as well as out.

Outdoor cabins face wind and salt, not just sun

An outdoor sauna, plunge enclosure or rooftop recovery deck in coastal South Florida is exposed to hurricane-season wind loading and to salt-laden air, and both belong in the specification rather than in the maintenance manual. We detail outdoor structures for fixing and uplift resistance, specify stainless and marine-grade hardware for coastal exposure, and coordinate the structural fixing design with the project's engineer of record — who signs it for permitting, because we do not.

How much does a custom sauna or cold plunge cost in Miami?

We quote per project rather than publish a range, because the same specification lands at a very different total from one building to the next. What moves the figure is the size of the cabin or wet room, the timber and stone grade, the heater or steam generator selected, how much of the enclosure is glass, the waterproofing, tanking and drainage the room already has, and how far power, water, drainage and ventilation have to be brought to it. Send us the room dimensions, the ceiling height, the access route and the services already reaching the space, and we return an itemised, position-by-position quotation covering equipment, construction and installation.

Can you build outdoor saunas and cold plunges for the Florida climate?
