A private villa thermal suite in Doha
Sauna Dekor is a sauna, hammam and spa manufacturer and turnkey contractor founded in Istanbul in 1987, now in its 40th year, with installations in more than 35 countries. This project is a private villa on The Pearl, Doha, Qatar, where we delivered a Finnish sauna, a mosaic steam room and an adventure shower as one sequence. It was completed in 2025.
What was built
Three linked elements. A dry Finnish sauna with stepped benches, headrests, cove and bench lighting and a stone-filled electric heater. A mosaic-clad steam room with a circular rain shower head set into the ceiling, body jets, a digital control panel at the door and chromotherapy lighting that runs through blue, green and turquoise. And an adventure shower between them, which is what makes the group a sequence rather than three separate rooms — the sauna’s glass door looks straight through to the steam room, and the shower sits on the path between the two.
The technical decisions behind it
Steam generator sizing against surface, not just volume
Steam generators are commonly sized off room volume alone. That is only half the calculation. A room lined in glass mosaic on a rendered core carries a large thermal mass, and that mass absorbs the first minutes of output before the air itself begins to saturate. We size against volume and then upsize for the surface build-up — mosaic and marble rooms need more than a rendered-and-painted room of the same size. A generator that is correct on paper but sized on volume alone is the usual reason a private steam room takes twenty minutes to become usable.
Steam head and scald protection
The steam inlet sits low and away from any seating position, with a guard, because the plume leaves the head far hotter than the room it is about to fill. Where the head is placed decides where the room is uncomfortable, and it is not a detail that can be moved after the mosaic is grouted.
Ceiling geometry and condensate
Steam room ceilings are laid to a fall — typically a couple of centimetres per metre as a minimum — so condensate runs to the perimeter and down the wall rather than dropping from directly overhead. A flat steam room ceiling drips, and no amount of ventilation fixes it afterwards.
Waterproofing and penetrations
The build-up is an insulated core board, a bonded waterproofing membrane taken across floor, walls and ceiling with banded corners, then adhesive and grout selected for continuous wet heat. Every fitting that pierces that membrane — ceiling shower, body jets, chromotherapy heads, lit niches, control panel, hand shower — is a designed penetration with its own sealed collar. On a chromotherapy room the penetration count is what makes or breaks the tanking, so the lighting layout is fixed before waterproofing starts, not after.
Separating wet and dry rooms
Where a sauna sits opposite a steam room, the shared construction has to keep two vapour regimes apart. The steam room’s barrier is on its warm side; the sauna’s foil layer is on its own warm side; the void between them must not become a moisture path. A dry cabin fed by a neighbouring wet room fails inside the wall long before anything shows on the surface.
Ventilation and drying
The sauna gets low supply near the heater and low extract diagonally opposite. The steam room runs extract on a timer after every session; a wet room that is never dried down is where mould and grout failure begin. Both are on run-on cycles rather than manual switching, because in a private villa nobody remembers to dry the room.
What the site required
The suite sits inside a completed villa, which sets the ceiling void, the drainage invert and the electrical capacity before design starts. Threading a ceiling rain shower, a steam feed, an adventure shower control set and a sauna extract through that residual void, without dropping the finished ceiling further, is the real design work on a project like this. Our approach is to prefabricate the sauna cabin in Istanbul, dry-assemble it against the surveyed opening and ship it numbered, so what happens inside the villa is assembly and wet trades only where they are unavoidable.
