Spa Contractor and Spa Developer: How to Choose a Spa Builder

Sauna Dekor Spa Solutions engineering team, Istanbul · reviewed 1 October 2026 · project and press enquiries: Alican Aykaç, Managing Partner

A spa contractor is the company that builds a spa’s wet areas, such as saunas, steam rooms, hammams and pools, from approved drawings to handover, while a spa developer funds and plans the whole facility. Sauna Dekor Spa Solutions works as manufacturer and contractor, and has built thermal areas since 1987 in more than 35 countries.

How to Choose the Right Spa Contractor and Spa Developer for Your Wellness Project

This guide is written by Sauna Dekor Spa Solutions, an Istanbul manufacturer and turnkey spa contractor with 40 years of work behind it. In today’s booming wellness industry, the demand for custom-built wet-area spa spaces is higher than ever. Whether you’re developing a boutique spa, a wellness retreat, or adding a spa section to your hotel or resort, finding the right spa contractor and spa developer is crucial to bringing your vision to life. In this guide, we’ll walk you through the essentials of hiring the right team, the step-by-step process of spa development, and how Sauna Dekor stands out in delivering turnkey spa solutions.

That decision is easier once you know who does what. Sauna Dekor works as a manufacturer and turnkey spa contractor: the thermal rooms are built in our own Istanbul facility and installed on site by our own teams. We have been doing this since 1987 across more than 35 countries, with a Gulf-heavy portfolio in Dubai, Abu Dhabi, Doha and Riyadh. Our steam room and sauna construction in Saudi Arabia page sets out how that scope runs in the Kingdom.

What is a Spa Contractor?

A spa contractor is a specialized professional or company responsible for the physical construction and technical implementation of spa facilities. From HVAC installations to waterproofing, plumbing, and finishes, they manage the entire on-site construction process.

Key responsibilities:

  • Managing construction permits and inspections

  • Coordinating subcontractors (plumbers, electricians, tilers, etc.)

  • Overseeing day-to-day construction timelines

  • Ensuring compliance with safety and hygiene standards

  • Managing budget and sourcing materials

Hiring an experienced spa contractor ensures the structural integrity, safety, and high-end finish of your wellness facility.

What is a Spa Developer?

A spa developer, on the other hand, focuses on the planning, design, and concept development of the spa project. They often collaborate with architects, designers, wellness consultants, and marketing teams to shape the spa’s identity, services, and user experience.

Their scope typically includes:

  • Market research and concept planning

  • Spatial design and layout optimization

  • Selecting spa equipment and features (saunas, steam rooms, salt rooms, etc.)

  • Integrating wellness trends (e.g., hydrotherapy, halotherapy, aromatherapy)

  • Budgeting and ROI analysis

The spa developer sets the creative and operational foundation of your project—essential for building a competitive wellness brand.

Why You Need Both: Spa Contractor vs. Spa Developer

While both roles sound similar, they serve very different purposes. The spa developer ensures your project is visionary, profitable, and aligned with current wellness trends. The spa contractor ensures it is physically realized with durability and precision.

Working with a firm like Sauna Dekor, which offers both services in-house, means a smooth workflow, optimized budgeting, and better control over quality and timelines.

Spa contractor checklist: 10 points to confirm before you sign

Ask every bidder for these ten items in writing. A contractor who cannot put one of them on paper is pricing a different job from the one you are buying.

  1. Licence and scope. A valid trade or contractor licence for the country where the work happens, and a written split of the scope the contractor performs itself and the scope it subcontracts.
  2. Heater and steam generator makers named. The make and model of every sauna heater and steam generator (for example EOS, Harvia or Condair), not “or equivalent”.
  3. Warranty written out by scope. Ours reads: 24-month warranty on workmanship and manufacturing; 24-month manufacturer’s warranty on electrical and mechanical equipment; 5-year warranty on structure and waterproofing.
  4. Waterproofing detail. A drawn section of each wet room: substrate board, membrane, joints, pipe penetrations and the drain connection, with the product system named.
  5. Vapour barrier. Where the vapour barrier sits in sauna and steam room walls and ceilings, and how it is lapped and taped at the joints.
  6. Ventilation rates. Supply and exhaust air rates for every room, fixed at design stage and coordinated with the building’s MEP engineer.
  7. Electrical load schedule. kW, phases and breaker sizes per room, issued before first fix so the electrical engineer can check them.
  8. Design conditions per room. Target temperature and humidity in writing: for example a steam room at 40–50 °C and close to 100 % relative humidity, a Finnish sauna at 80–100 °C.
  9. Commissioning record. A signed record at handover with measured temperature and humidity, tested safety cut-outs and checked sensors.
  10. O&M handover. Operation and maintenance manuals, a spare-parts list and operator training for the staff who will run the rooms.
