Wellness Room: Who Designs, Builds and Fits One Out in the Gulf
Short answer: A wellness room is a single enclosed space inside a hotel, residence or workplace that carries one or more thermal, water or light modalities under one set of finishes and one control system. It is not a spa in miniature. It is a services problem wearing an interiors costume — decided by the drainage fall, the ceiling void, the electrical supply and the ventilation route long before anyone chooses a timber or a tile. The buyer’s real question is not “which modality” but “who can carry the whole envelope”: tanking, structure, joinery, mechanical, electrical and commissioning, under one liability.
Who is writing this
Sauna Dekor designs, manufactures and installs saunas, steam rooms, hammams and complete wet-area suites, and has done so since 1987. This is our fortieth year. We write this piece because “wellness room” has become the most requested and least defined line item in hotel and high-end residential tenders across the region. It arrives on a drawing as a hatched rectangle with a note. By the time it reaches us it has usually been sized by what was left over after the gym and the back-of-house, positioned where no drainage exists, and priced against a catalogue cabin. Our turnkey spa contracting service exists because that sequence produces rooms that fail, and because the failures are almost always in the parts nobody drew.
What a wellness room actually is
Strip away the marketing and there are three families of wellness room, and they are built completely differently.
The dry thermal room. A sauna in one of its forms — Finnish, bio/soft, or infrared. Timber-lined, insulated, mechanically ventilated, with a heater and a control. Water touches the floor but not the walls. The engineering risk is heat, airflow and electrical duty.

The wet thermal room. A steam room, a hammam, a Moroccan bath or a rasul. Fully tanked, tiled or stone-clad, saturated air, condensate management on every surface. The engineering risk is water — where it goes when it leaves the room’s air and becomes liquid on someone else’s ceiling.

The dry equipment room. A light room, a salt room, a chamber-based room, a treatment room, or a flotation room. Here the enclosure is acoustically and visually controlled rather than thermally, and the risk moves to power quality, ventilation for occupants, noise breakout and equipment access.
Most briefs we receive mix two of the three inside one shell, which is where the trouble starts. A dry room and a wet room sharing a wall need different substrates on each face of that wall, different vapour control, and often different floor levels. Deciding this at drawing stage costs nothing. Deciding it after the screed is poured costs a programme.
The five decisions that fix the room
1. Drainage before layout
In every wet build, the drain position is the least movable thing in a wellness room and it should therefore be decided first. A wet wellness room wants a linear channel or a central gully with the finished floor falling toward it at roughly 1.5–2 %. That fall has to be built into the screed, which means the structural slab either has a recess or the finished floor rises above the corridor and you now own a threshold detail and a level change.
In Gulf residential towers this is the single most common blocker. The slab is post-tensioned, coring is restricted to surveyed zones, and the nearest stack is on the other side of a demising wall. Any honest contractor tells you this in week one. We would rather move the room than pump a wet room uphill, and where the room truly cannot move, a sealed tray with a shallow pumped waste is a solution — but it is a compromise, it needs maintenance access, and it needs to be written into the O&M documentation rather than discovered by the facilities team two years later.
2. Ceiling void and structural height
The internal clear height of a usable thermal room sits around 2,100–2,300 mm. Above that ceiling you need a services zone for supply and extract ductwork, luminaire drivers, and — in a steam room — the vapour-tight ceiling build-up and its fall. Below the slab soffit you also need the corridor’s own services crossing.
The arithmetic gets tight quickly. When a residential floor-to-soffit is modest, the room either loses its top bench or the ductwork loses its route. We have walked into more than one project where the sauna was delivered, the benches were installed, and the top bench was unusable because a fire main crossed at head height. 3. Ventilation as a designed system, not a grille
A wellness room is ventilated for three separate reasons and they pull in different directions: occupant fresh air, moisture removal, and drying the fabric between sessions.
For a commercial dry sauna we design toward roughly six to eight air changes per hour, with the supply low and near the heater so incoming air is drawn across it, and the extract high on the opposite side, ducted to outside rather than dumped into a ceiling void. For a wet room the extract has to keep running after the last session, on an overrun timer, or the room never dries and the grout, the silicone and the ceiling junctions start to fail in sequence.
The mistake we see most often in the region is a wet room extracted into a common ceiling plenum that also serves bedrooms. That plenum then becomes a condensation surface. This is a specification error, not an installation error, and it is caught by reading the MEP drawing rather than the sauna drawing. For the space outside the cabin the same discipline applies as in any other occupied room, and the ventilation reference most consultants in the region design to is the set of ASHRAE standards and guidelines.
4. Electrical supply, protection and cable rating
Thermal rooms carry unusual electrical requirements that a general fit-out package will not anticipate.
- Dedicated circuits. A commercial sauna heater is a fixed appliance on its own protected circuit, sized to the heater and not to a socket ring.
- Cable temperature rating. Wiring inside the hot zone must be rated for it — silicone-insulated cable rather than standard PVC, terminated in a junction outside the heater’s radiant field.
- Ingress protection. Fittings inside a wet room need the appropriate IP rating for their zone; a luminaire suitable for the ceiling of a dry sauna is not automatically suitable above a steam bench.
- Isolation and lock-off. Commercial rooms need a local means of isolation for service, plus a lockable enable for operations so the room cannot be switched on outside opening hours.
- Earthing and bonding. Every metallic element inside the room — heater guard, door hardware, drain body, bench frame — belongs in the bonding schedule.
Which of these you actually get depends on whether the wellness room was tendered as an electrical scope or as a joinery scope. When it is joinery, the electrical detail tends to be assumed. 5. Substrate and tanking
Under the visible finish, a wet wellness room is a waterproof box. Cement-based boards or foam-cored tile backer boards, taped and sealed at every joint and corner, with a bonded liquid or sheet membrane, then adhesive, then finish. In a steam room the ceiling is part of the tanked envelope and is built with a fall so condensate runs to the walls rather than dripping onto a seated occupant. In a hammam the heated bench and the heated floor sit inside that same envelope with their pipework or elements laid before the membrane closes.
For dry saunas the requirement is different but not absent: a tanked and drained floor build-up under the cabin, because feet arrive wet and the floor beneath a timber cabin is the part nobody ever inspects. Our steam room build guide walks the layer sequence for wet rooms in more detail.
Setpoints and what they mean for the fabric
Different modalities put genuinely different loads on the same wellness room enclosure. Roughly:
- Finnish sauna — high air temperature, low relative humidity, with humidity spiking only when water is thrown on the stones. Fabric stress is thermal cycling and drying.
- Bio / soft sauna — moderate air temperature with controlled humidity from an integrated evaporator. Fabric stress is combined heat and moisture, which is harder on timber than either alone.
- Steam room — moderate air temperature at saturation. Fabric stress is continuous condensate.
- Hammam — moderate air temperature, high humidity, and heat delivered through stone rather than air, so the slab and bench carry the load.
- Infrared room — low air temperature, emitters delivering radiant energy directly. Fabric stress is localised radiant load on the panel backing rather than bulk air heat.
This is why a “combination” room rarely works well. Ask one enclosure to be a sauna in the morning and a steam room in the afternoon and you get a build-up that is compromised for both. How the buyer should evaluate a supplier
This is the section most articles skip, and it is the one that decides whether a wellness room succeeds.
Ask what the scope boundary is
There are three commercial models in this market and they are not comparable on price.
- Equipment supply. A heater, a generator, a control, maybe a cabin kit, delivered to site. Everything from the slab to the ceiling is somebody else’s problem. Fast, cheap, and only appropriate where a competent main contractor owns the room.
- Supply and install. The room is built by the supplier, but the tanking, drainage, power supply to the isolator and the ductwork route are provided by others. Most tender packages sit here, and most disputes sit here too — at the interfaces.
- Turnkey. One party owns the substrate, the waterproofing, the room, the mechanical, the electrical terminations, commissioning and handover documentation. Fewer interfaces, one liability, and the price includes the parts that the other two models discover later.
We work in all three, and we say plainly which one a project should use. A developer with a strong MEP contractor and a competent consultant can buy equipment and be fine. Ask who manufactures the room
A meaningful number of companies presenting themselves as manufacturers are assemblers or resellers. The test is straightforward: ask where the timber is cut, whether the benches are produced in-house, and whether the company can produce a shop drawing of a non-standard room rather than a catalogue page. We manufacture in Istanbul and ship complete, which is why we can build a wellness room to a surveyed opening rather than asking a building to accommodate a standard module. Ask about the installation crew
For Gulf projects we install with our own travelling crews and local partners, which matters more than it sounds. A wellness room’s quality is set on site, at the junctions — where glass meets timber, where the membrane turns up the wall, where the duct penetrates the vapour barrier. A shipped kit installed by a general joiner will look correct on handover day and fail at those junctions within two seasons.
North America is the honest exception: we do not maintain a local installation crew there, and we say so rather than pricing an installation we would have to improvise.
Ask for the commissioning and handover set
A finished room should hand over with a heater and control commissioning record, an airflow verification, an electrical test certificate from the installing contractor, the manufacturers’ certification for the installed equipment, an O&M manual and a stated warranty position. If a supplier cannot describe this document set before award, it will not exist at handover. Our quality policy describes the framework we operate that under.
Regional realities: specifying for the Gulf
Wellness rooms behave differently here, and the differences are practical rather than exotic.
Ambient condition is the design case. The plant serving a wellness room is sized against outside air that is hot and, on the coast, humid for much of the year. A cold plunge or plunge pool in an unconditioned or semi-conditioned space needs chiller capacity chosen against the local ambient, not a European one, and the chiller needs somewhere to reject its heat that is not the room the client is sitting in. Water quality drives maintenance intervals. Steam generators serving a wellness room in the region face harder feedwater than their European datasheets assume. That means either treated feed or a generator with a serious drain-and-flush regime, and the choice belongs in the specification rather than in a future service dispute.
Timber moves with the building’s humidity, not the outdoors. Inside a permanently conditioned tower the ambient is drier than most European interiors, which changes how timber is selected and how joinery is detailed. Approvals and access. Towers, hotels and compounds each have their own permit, working-hours and lift-access constraints. In Dubai the base build is governed by the Dubai Building Code published by Dubai Municipality, and the room has to sit inside that framework rather than beside it. A room that must be carried in flat-packed through a service lift is a different design from one that can be craned. We survey before we price.

Hotel versus residential: the same room, two different jobs
A hotel wellness room is a duty-cycle problem. It opens with the facility and closes with it, and every component is chosen for continuous operation: heaters built for it, contactors rated for it, bench modules that can be unbolted and replaced without dismantling the room, and finishes that survive daily chemical cleaning. The design conversation belongs inside the wider hotel spa design and thermal suite logic, where the wellness room is one station on a circuit rather than a destination.

A residential wellness room is an interface problem. The room is small, the finishes are visible from the rest of the home, the acoustic separation from bedrooms matters, and the client will use it for a fraction of the hours a hotel does. Here the money moves from duty rating to detailing: frameless glass, concealed lighting, a door that closes properly for the next fifteen years, and a control the household will actually use. Between the two sits the branded-residence and serviced-apartment amenity room, which is contractually residential and operationally commercial. Specify it as commercial. It will be used like one.
Sequencing: what happens in what order
- Survey. Measured opening, slab condition, drainage availability, power availability, ceiling void, access route.
- Concept and space plan. Which modalities, what circuit, how many seats, where the door swings. This is where a spa consultant earns their fee.
- Coordination. The room’s requirements land on the MEP drawings — duct routes, drain positions, isolator locations, plant space for generators and chillers.
- Builder’s work. Recess, screed and falls, blockwork, tanking. Nothing from our workshop arrives until this is signed off.
- Manufacture. Room fabricated to the surveyed dimensions.
- Installation. Cabin, glazing, equipment, terminations.
- Commissioning and handover. Test, record, document, train the operator.
The step that gets skipped is step three, and the cost of skipping it is always paid at step four. If you take one operational point from this article, it is that the wellness room has to appear on the MEP drawings before the interior design package is issued.

Frequently asked questions
What is the minimum size for a wellness room?
It depends on the modality, but the binding constraint is usually the bench, not the floor. A two-person dry sauna works in a small footprint provided the internal clear height allows a proper top bench, roughly 1,050–1,100 mm below the finished ceiling. A wet room needs enough width for a bench plus circulation past it and a door that swings outward. Below a certain size the room stops being a wellness room and becomes a cabinet — and the honest answer from a supplier is to say so.
Can a wellness room be installed in an apartment with no floor drain?
A dry sauna, often yes, with a tanked and drained floor build-up and a local waste. A steam room or hammam, only with a pumped waste and a maintenance access panel, and only where the building permits it. This is the first thing to check, before layout and before finishes, because it determines whether the room can be where the drawing puts it.
Who is responsible for waterproofing — the supplier or the main contractor?
Whoever the contract says, which is precisely the problem. Tanking sits on the boundary between builder’s work and specialist package, and it is the most common source of dispute in wet-room projects. Resolve it in writing at tender stage. In turnkey delivery it belongs to us; in supply-and-install it usually does not, and the tender should say which membrane, to what standard, tested how.
How long does a wellness room take to build?
The manufacturing period and the site period are separate, and the critical path is almost always the site: recess, screed, falls, tanking and curing have to complete before installation begins. The programme risk is not the room — it is the builder’s work in front of it and the coordination behind it. Any programme that shows the specialist package starting on day one is not a programme.
Does a wellness room need mechanical ventilation, or is an extract fan enough?
It needs a designed system. Dry saunas need air brought in low near the heater and taken out high on the far side, ducted to outside. Wet rooms need extract with an overrun so the room dries between sessions. A single extract grille with no supply path simply starves the room and moves the moisture into the ceiling void, which is where the damage shows up.
What documentation should I receive at handover?
Commissioning records for the heater or generator and its control, an airflow verification, the electrical test certification from the installing contractor, the equipment manufacturers’ own certification, an O&M manual covering cleaning and service intervals, and a written warranty position stating what is covered and by whom.
Can several modalities share one plant room?
Yes, and they usually should. Steam generators, chillers for cold water, dosing and control panels are best grouped where they can be serviced without entering the guest area. What they need is space, ventilation for heat rejection, drainage, and access — and that space has to be claimed on the drawings early, because it is the first thing value-engineered away and the last thing anyone can recreate.
Is an infrared room a substitute for a sauna?
They are different rooms with different build-ups, different ventilation needs and different electrical loads, and a client who wants one is rarely satisfied by the other.
