The Role We Play

One accountable subcontractor for the entire wellness scope.

Appointed by the main contractor, we take full responsibility for the spa & wellness package — from shop drawings through to testing, commissioning and handover. Instead of coordinating a chain of separate suppliers for the sauna, hammam, pools and cold therapy, your team works with a single manufacturer who designs, builds and installs the whole scope.

Because we manufacture in our own facility, the company that signs the subcontract is the same company that fabricates the cabins, the göbektaşı, the steam systems and the cold-therapy plant — removing the supply-chain risk, quality gaps and finger-pointing of a multi-vendor scope.

Sauna and steam room subcontractor for main contractors in the UAE

Sauna Dekor works as a nominated or domestic subcontractor to main contractors and fit-out contractors in the UAE, taking the sauna, steam room, hammam, pool and cold-therapy scope as one package under the main contract. We have been engaged in this role by Dubai and Abu Dhabi main contractors and fit-out contractors on residential towers, office-tower spas, island developments and branded-residence estates, and by international main contractors on hotel and resort spas in Riyadh, Jeddah and Doha.

What a main contractor gets from a manufacturer-subcontractor rather than a trading supplier: one entity signs the subcontract and fabricates the equipment, so there is no second-tier supply chain to chase; shop drawings, builder's-work openings and MEP coordination are produced against your setting-out and programme; the wet-area interface — tanking, screed falls, mosaic and marble — is delivered by the same crew that installs the cabins, which removes the classic waterproofing dispute; and the whole installed scope carries a single 24-month warranty rather than a set of separate manufacturer terms. Where rooms are handed over shell-and-core, we take the XPS, plaster, waterproofing and mosaic build-up inside our scope.

Turnkey wellness and spa provider for resorts

On resort projects the wellness scope is rarely one room — it is a mirrored male and female wet core, a treatment wing, and often a repeated villa or mansion typology on top. A turnkey provider has to hold all of it under one programme.

The resort packages we deliver are built exactly that way. A branded-residence estate in Dubai took twelve mansions in three typologies, each with a sauna, a steam room, a heated bench, a backlit salt wall, a spa plant room and a treatment room, plus a mock-up unit built first for approval. An Olympic multi-sports training facility in Lusail, Qatar took twenty saunas and twenty stainless cold plunge pools with chillers as a single repeated package. A residential resort in Kigali took three villas with panoramic-glass saunas and membrane-lined steam rooms, installed by our own crew. A four-star city hotel in Abidjan, in an operating high-rise, took a dry sauna and a hammam with two installation formulas — our own two-person crew, or one supervisor directing a local crew.

Turnkey means the interface schedule is written down. On resort work we issue a demarcation table that states which lines are ours and which sit with the electrical, mechanical, plumbing or main contractor — before the subcontract is signed, not after.

What to look for in a spa fit-out company

Six checks separate a specialist wellness subcontractor from a general fit-out contractor who has priced a spa:

  • Does it manufacture, or resell? Ask who fabricates the cabin, the hammam göbektaşı and the steam enclosure. If the answer is a third party, the warranty and the programme are both second-hand.
  • Is the scope single-source? Design, shop drawings, manufacture, installation, testing, commissioning and warranty under one contract — or a chain of suppliers you have to coordinate.
  • Comparable references, by room type. Steam and hammam fail differently from sauna. Ask for wet-area and cold-therapy projects of similar scale, not a general project list.
  • A real prequalification pack. Trade licence, insurance, method statements, ISO 9001 certificate, CE declarations of conformity, equipment datasheets and warranty letters — assembled, not promised.
  • Authority experience in your market. In the GCC the material approval submittal for the authority and the fire consultant is itself a programme item. A supplier who has never assembled one is a programme risk.
  • One warranty over the whole installed scope. Two years on manufacturing and installation as the baseline; five years on structural and waterproofing where specified — it is not automatic and has to be priced as a line.

The failure mode this list is guarding against is specific: heat and wet rooms treated as ordinary joinery and tiling. Vapour control, tanking build-up, ventilation and drainage falls are what decide whether a steam room is still sound in year five.

How to choose a sauna manufacturer for a hotel project

Hotel duty is not domestic duty. A hotel sauna runs long hours at commercial load, so the selection criteria are different from a residential cabin:

  • Heater sizing against real volume, not floor area. Commercial cabins need the volume, the glazing area and the wall build-up in the calculation. Heavy-duty heaters and the correct control specification follow from that, and the connected load has to be agreed with the MEP engineer at design stage.
  • Timber and construction. Species and drying method matter more than grade names — kiln-dried Ayous and thermally treated timbers behave differently under commercial cycling. Ask for chain-of-custody documentation for the timber and an environmental declaration if the project is chasing a green rating.
  • Certification for your region. CE with a declaration of conformity plus IEC/EN 60335 in Europe and the UK; the same plus a material approval submittal in the UAE and Qatar; the same plus SABER in Saudi Arabia; CSA, cUL or cETL plus a CSA SPE-1000 field evaluation in North America, where CE alone is not valid.
  • Warranty under commercial operation. Confirm in writing that the warranty survives commercial duty. A warranty voided by commercial operation is not a warranty.
  • Delivery and after-sales in the region. Manufacturing lead time is typically around twelve weeks from a signed order with approved shop drawings, so the sauna has to be booked into the main programme early. Ask who services the equipment locally after handover.
  • Can the manufacturer take the whole thermal suite? A sauna is rarely alone. If the same company can hold the steam room, hammam, cold plunge and experience showers, the interface risk between them disappears.

Office-tower spa — DIFC, Dubai, UAE

Hydrotherapy spa taken from shell-and-core: two saunas and two mosaic-lined steam rooms in male and female suites, plus two cold plunges. Roughly 58 kW connected load, 9 kW and 12 kW heaters, 15 and 23 kg/h steam generators, with the XPS, plaster, waterproofing and mosaic build-up inside our scope. A 92-page technical submittal was issued for approval.

Wellness resort — Riyadh, Saudi Arabia

A complete spa thermal facilities section under an international main contractor: two saunas, two steam rooms, a 22.4 m² hammam, four experience showers, three heated benches and two ice fountains, delivered and installed at roughly 115 kW connected load.

What scope do you take responsibility for?

Can you provide a prequalification pack for tender?

Yes. We provide a capability statement, project references, trade licence and insurance details, method statements and compliance documentation to support prequalification and tendering in the UAE.

How do you differ from a general fit-out contractor?

We are a manufacturer, not a reseller. The company that signs the subcontract fabricates the equipment in-house — which means correct wellness-specific engineering, a single point of accountability and one unified 24-month warranty rather than a split supply chain.

Do you handle DEWA and authority approvals within your scope?

Yes. We coordinate the relevant DEWA, Dubai Civil Defence, Dubai Municipality, Trakhees and ESMA requirements for our scope, in coordination with the design team and main contract.

Do you provide after-sales maintenance in the UAE?

Yes. Our Dubai entity provides warranty support and ongoing maintenance for the installed scope, including servicing, descaling and equipment support.

What is the manufacturing lead time?

Typically around twelve weeks from a signed order with approved shop drawings and material approvals, with shop drawings normally taking about two weeks before that. Turnkey Dubai packages have run at roughly ten to twelve weeks and larger multi-room hotel scopes longer; the programme is confirmed per project.

Which countries do you cover?

The primary market is the Gulf — the United Arab Emirates, Saudi Arabia and Qatar — served from Istanbul manufacturing and a Dubai office at Latifa Tower, World Trade Centre. Sauna Dekor has delivered in more than 35 countries since 1987. In North America we work as designer, specifier and supplier; we do not hold a local installation crew there.
