Who does spa MEP and wet area consultancy in the Gulf?
Spa MEP and wet-area consultancy is a specialist scope that sits between the architect, the MEP engineer and the spa operator, and in the Gulf it is normally carried by a wellness specialist rather than the project's general MEP consultant. Sauna Dekor provides that scope in the United Arab Emirates, Saudi Arabia and Qatar.
The scope covers: electrical load and dedicated circuits for every heat room; ventilation rates and air-change strategy; humidity control and condensate management; drainage falls, gullies and floor build-ups; tanking and waterproofing details at the interface with marble, mosaic and timber; water treatment and dosing for plunge and hydrotherapy pools; refrigeration plant for snow rooms and ice fountains; and steam-generator sizing with feedwater quality, scale control and blow-down routing. On a recent Riyadh wellness resort the thermal package alone carried a connected load of roughly 115 kW across two saunas, two steam rooms, a 22 m² hammam, four experience showers and two ice fountains — numbers that have to be agreed with the MEP engineer at design stage, not discovered on site.
Gulf conditions change the answers rather than the questions: high ambient temperature and humidity shift the cooling and dehumidification load, dust loading dictates intake filtration and maintenance access, and hard water scales steam generators and shower systems far faster than a European specification assumes. Which certifications should a spa specification call for?
The answer is regional, and specifying the wrong regime is one of the most common causes of late approval:
- Europe and the UK — CE marking with a declaration of conformity for the heater and the control system, IEC/EN 60335 appliance safety, and fire-performance data for wall and ceiling linings.
- GCC (UAE, Qatar) — as Europe, plus a material approval submittal with data sheets, test certificates and physical samples for the authority and the fire consultant. The submittal package is itself a programme item; a supplier who has never assembled one is a programme risk.
- Saudi Arabia — as the GCC, plus a SABER certificate of conformity. Where a Riyadh specification has demanded UL listing on European appliances, we have declared it as a single deviation and offered IEC/EN 60335 plus CE plus GS/TÜV plus SABER as the equivalence.
- North America — CSA, cUL or cETL listing, and a CSA SPE-1000 field evaluation after installation and before energisation. CE alone is not valid, and the supply is 120/208 V or 347/600 V at 60 Hz.
Warranty should be written into the specification the same way: two years on manufacturing and installation is our baseline across commercial work, five years on structural and waterproofing where it is specified — it is not automatic, and it has to be asked for as a priced line.

Appointed as design subconsultant beneath a lead design practice on a lump-sum design-engineering fee, with a five-stage deliverable programme and a RACI matrix defining responsibility for every wellness item across the design team. Supply and installation were kept as a separate, later appointment.
Beach club spa — Abu Dhabi, UAE
Swimming pools and spa discipline under an architect-led design bid on a private beachfront estate: thermal suite, cold plunge and hydro, and the treatment, changing and back-of-house zones — with construction-stage supervision priced as a separate monthly consultancy scope across three construction packages.
Four-star hotel spa — Riyadh, Saudi Arabia
Concept design engagement for a level-two spa beside the gym. A roughly 70 m² programme was fitted into 49.8 m² of net usable area by moving plant outside the spa, combining the ice fountain and shock bucket into one niche and making the infrared room a glazed capsule — issued as a 1:50 layout with the thermal journey sequenced from shower to sauna and hammam, then cold ritual and plunge, then rest.
Hotel spa — East Africa
A 774 m² basement spa issued for construction as a 129-sheet A1 set: drawing register, area programme, seventeen room-type kits, and the layers a general architectural set does not carry — tanking and waterproofing plan, drainage-fall plan, spa HVAC, and sauna, jacuzzi and glass-partition details.
Wellness resort — Riyadh, Saudi Arabia
Tender review of a spa thermal facilities package documented ten discrepancies in the issued documents, including a duplicated payment exposure spread across three separate Bill of Quantities sections, before any price was submitted.

Independent review of an issued spa tender established that several thermal rooms and their associated heating load had been omitted from the enquiry documents. The shortfall was engineered and quantified as a separate schedule so the client could see the true scope before award.
