Which hydrothermal facilities do we build?

Figures are taken from a delivered resort spa. Every cabin is ventilated at a minimum of four air volume changes per hour, and the plant room is held at 25 ± 1 °C with a maximum ambient of 28 °C. On that project the male and female thermal suites together carried 546 kW of connected load — the number that most often surprises an operator late in design.

Who builds thermal suites for luxury hotels?

Sauna Dekor does. A thermal suite is not a set of products bought separately — it is one wet core in which the sauna, the hammam, the steam room, the cold plunge and the relaxation room share a floor build-up, a drainage strategy, a ventilation strategy and a single handover date. We design it, manufacture it in our own factory in Istanbul, ship it and commission it with our own crew, which is why a hotel operator deals with one contractor for the whole thermal scope rather than with a joiner, a tiler, a refrigeration supplier and a generator agent who each blame the other when a wall goes damp. The company has manufactured since 1987 and is in its fortieth year, with installations in more than 35 countries.

What makes a spa commercial rather than residential?

Duty rating. A hotel sauna runs 16 hours a day, every day, for years, which changes the heating elements, the contactor and the sensor inside otherwise identical looking equipment. Domestic-rated components in a commercial room are the most common cause of early failure.

How much space does a commercial spa need?

A workable hotel wet area starts around 150 m² including circulation, changing and plant. The plant room is the line that gets cut first in early planning and is the hardest to recover later.

How long does a commercial spa project take?

Typically 9–18 months from concept to opening, of which design and approvals take 3–5 months, manufacture 2–4 months, and installation and commissioning 2–4 months depending on scope.

Who is responsible when a spa package has several suppliers?

Whoever owns the interfaces, and often nobody does. Spa projects fail at the joints between the wet room, the MEP and the finishes, which is why design, manufacture and installation under one contract removes the most common source of dispute.

What budget should a hotel allow for a spa?

Budget by scope, not by square metre. A DIFC tower amenity of two saunas, two steam rooms and two cold plunges was delivered turnkey at AED 422,000. A 774 m² resort spa, priced as a full component package including spare parts, came to about AED 7 million. Equipment and finishes drive the figure, not area.

Which approvals does a commercial spa need in the UAE?

DEWA approval for the electrical supply and the connected load, Dubai Municipality sign-off for the fit-out and the wet-area build-up, and Dubai Civil Defence approval for a commercial facility. Imported equipment needs ESMA conformity. We prepare and submit the documentation as part of the scope.

What does the operator need to provide?

Structural walls, screed base and the building drainage connection; power and a distribution board at each room position; the water supply and drain to each generator; a dry, ventilated plant room held at 25 ± 1 °C; and builder’s work openings. We ask for the shells levelled and handed over, then build up from there.

What warranty and spare parts support do you provide?

Two years’ manufacturing warranty on our own build, running in parallel with the equipment manufacturers’ factory warranties from EOS, Harvia and Condair — whichever is longer. We register the equipment to the project on our account, hold spares for the wear items and supply a maintenance schedule at handover.
